Alamo Drafthouse CinemaTasked with an expeditious, 2-month lease negotiation timeframe, the JBG SMITH Retail Leasing team sought a movie theatre anchor tenant with dynamic, placemaking capabilities for the Crystal City submarket. With Alamo Drafthouse Cinema serving as the retail anchor, the movie theatre not only provides standard entertainment, i.e. screenings with stadium seating for an optimal view, but also innovative content and programming: custom pre-shows in place of advertisements, elevated dining options, highlighting seasonal ingredients and local breweries, partnerships with the local, public school system, and signature programs such as Alamo for All, screenings adapted for young families and special needs, all aimed to create an unparalleled experience and drive synergy amongst patrons and the greater community.
Alamo Drafthouse Cinema’s presence also challenges the perception of Crystal City as a sole, 8 AM – 5PM/Monday – Friday, professional destination, serving as a go-to, nighttime & weekend destination within the Crystal City submarket and the greater D.C. Metro-Area. As a result, a diverse group of food & beverage, from fast-casual to full-service, and soft goods retailers are attracted to Crystal City, creating a true, Live-Work-Play environment and an overall sense of place. In addition, the subsequent placement of the movie theatre within a physical, retrofit environment proved to be a complex aspect of the transaction: JBG SMITH and Alamo Drafthouse Cinema collaborated to create an overall design not only acceptable to both parties but also seamlessly integrated within an operating property, with preexisting tenants remaining in full operation throughout the construction process.
